Pricing: The Thing That Decides Everything

Here's what surprises most sellers: properties priced right from the beginning typically sell for more in the end.

Price too high and your home sits. The longer it sits, the less desirable it becomes. Most of your leverage lives in the first 14 days, which is why the initial number matters more than any adjustment you make later.

Why Listing Photos Decide Your Traffic

Your photos directly determine whether a buyer schedules a showing. My goal is to net you the most money possible, as quickly as possible, so I only work with the top real estate photographers and videographers in the area, and it costs you nothing.

Preparing Your Home: Walk It Like a Buyer

Go room by room as though you're seeing it for the first time. Light fixtures and bulbs, carpets, windows, cabinets, sinks and faucets, paint, HVAC, flooring, doors and trim, hardware, smoke and carbon monoxide detectors. In the kitchen: clear counters, clean the backsplash and appliances inside and out, organize drawers and the pantry. Bathrooms: declutter, fold towels, replace shower curtains, clear any mold. Bedrooms and living spaces: remove clutter and personal items, organize closets, repair wall damage, make the beds before every showing.

Outside: pressure wash the driveway, clean or repaint the doors, repaint trim, repair fencing, replace rotten wood, trim hedges, mow, weed and mulch, wash windows, sweep walkways, arrange the outdoor furniture.
